The cabin is made from pre Civil War hand hewed white oak & chestnut logs re-purposed from a West Virginia barn in 1995 and is approximately 750 sq ft. It has two bedrooms, a kitchen with dishwasher (new stainless steel appliances), a full bathroom with washer/dryer, a screened back porch, den and a detached deck overlooking the river. The cabin has a stone fireplace and central air/heat via heat pump. The property has a barn with a concrete floor. Barn and cabin each have separate 200 amp electric service. The den has a sofa that converts to a queen bed so the cabin sleeps 6 comfortably.

The property is being sold completely furnished (all one will need to bring is their toothbrush). Also included with the sale is a low hour (500 hrs) 35 hp Mahindra diesel tractor with bush hog and other implements. Although close to the river the cabin is above the 100 year flood plane and has FEMA flood insurance in place.

The cabin is situated on 12 acres with 550โ€™ of frontage on the Calfpasture River and frontage on Rt 39.

The cabin and barn cannot be seen from the highway as it is screened by 3 sections of forested land. It is about 9 acres open pasture, partially fenced and adjoins the Goshen Pass Natural Area Preserve, the Goshen Wildlife Management Area (43,000 ac) and the Goshen Scout Reservation.

Due to the surrounding public lands the owner pays taxes on only 12 acres and has the privacy of 100,000 acres. The Lake Merriweather boat ramp (excellent largemouth bass & crappie fishing) is a 1 mile drive from the front door. An annual $18 PALS permit purchased from the Virginia Game Commission give one hiking, hunting & fishing access to the adjacent (across the river) 4,000 acre Goshen Scout Reservation including the 450 acre Lake Merriweather.

The property has excellent multi-use potential. It served as Boy Scout Camp equine center in the 1960-70โ€™s. The pasture is fertile and could be managed for agricultural production such as vineyard, orchard, Christmas trees, crops or livestock. The USDA has classified the pasture soil as Pope fine sandy loam. Despite its location in the heart of the rugged Goshen Pass, the property is flat and virtually rock free. Besides the frontage on the Calfpasture the property has two seasonal streams flowing through the property. It would be possible to construct ponds using these springs.

The property is less than a quarter of a mile upstream from the headwaters of the Maury River (where the Little Calfpasture meets the Calfpasture) at which point is managed as a stocked trout stream by the Virginia Game Commission. Many of the stocked fish choose to come upstream to our property. We do have native smallmouth bass, red-eyed bass & bream year-round in our section of the stream.

The property offers excellent kayak access. We built steps to the river offering easy access to the river. Less than a half-mile downstream a kayaker will encounter Class 3 & 4 whitewater including the notorious Devils Kitchen.

For the less adventurous we will include 6 inflatable river tubes that we launch on the property and take out at the Goshen Pass Natural Area Preserve parking area a quarter mile downstream (prior to the class 3 rapids!).

The property abounds in wildlife with deer and wild turkey sharing the property and the occasional black bear crossing through the property.

Since the cabin was built in 1995 it been owned by us and 2 other owners. The previous owner was a Charlottesville surgeon and the original owner was a Richmond family who treasured the properly for 18 years.
